LONGCHIMNEY FARM COTTAGES - BOOKING TERMS AND CONDITIONS
These Booking
Conditions contain important information and set out contractual
terms and conditions which apply to the booking you make with Long
Chimney Farm Cottages. These booking conditions include some
exclusions and limitations of liability and it is therefore important
that you read them carefully
BOOKING
Your reservation will be accepted upon payment of a deposit
of 1/3rd of the holiday cost. This will then be confirmed to you either by post or e-mail usually within 5days. The balance will be payable any time up to 8 weeks before the start of the holiday. If booking within 8 weeks of the intended holiday date, the whole cost is payable upon booking.
Non payment by the due date may be treated as a cancellation. If it
is then the deposit will be forfeit. No booking shall be deemed to
have been made until a booking form and remittance is received and
confirmed. In the event of late booking the Booking Form must
be handed to the owner on arrival.
Method of payment
Credit Cards Only Please.
Payment can be made by any of the Credit or Debit Cards detailed below. We do not charge a commission for credit card payments.

CANCELLATION
In the event of a cancellation at any time the deposit is forfeited. If cancellation occurs within 8 weeks of the start of the holiday we will
endeavour to re-let the cottage
less a administrative charge of £75.00 but if unsuccessful you will forfeit the balance of the holiday cost . You are advised to take out cancellation insurance to cover this possibility.

CENTRAL HEATING
Standard Central Heating is included morning and
evening which is
7.am.-9.30.a.m. & 5.00 p.m. - 11.30
p.m. 1st October - 1st May
Should you require heating outside of the above
period please see the owner.
Should you require heating on all day in the winter
season or standard heating in the summer season the surcharge will be
the same @ £8.00 per period per day to be paid locally to the
owners. In line with our Green Tourism Commitment please set the
thermostat to a sensible temperature. Thank You.
ARRIVAL AND DEPARTURE
Your cottage will be available from 4 p.m. on the day of
arrival. Please vacate the cottage by 10:00 am on the day of
departure. Please advise us if you intend to arrive after 6 p.m.
Please note, 4 p.m. is the latest that you can gain
entrance, generally it is available earlier. Please phone AFTER 1 P.M. check
access availability.
MAINTENANCE / RIGHT OF ENTRY
We reserve the right of entry to the property at reasonable times to
carry out any necessary repairs and maintenance or to inspect the
property.
GUESTS
Occupation of the cottage and use of the facilities limited to guests named on the booking form. Should you wish to make alterations to the names or numbers of guests please ensure that you have our prior permission. We may refuse entry to the entire party if you fail to observe this or any other booking conditions. The person signing the booking form certifies that he or she is authorised to agree the booking conditions
herewith for and on behalf of all other members of the party. The person signing the booking form must be an adult member of the party
18 years of age +. We provide cot / high chair free of charge for children aged 2 and under,
Furniture may NOT be moved without prior permission of the owners..
PETS
Pets are only permitted with the prior consent of the owners and
where permitted are to be kept under control and exercised off the
premises, they are to be kept on a lead at all
times on our property, please do not let your pet out in
the morning to wee on the lawn, it will kill the lawn and make it
unsightly for future guests. Pets are not permitted in the
bedrooms or on the furniture. The owners cannot accept the responsibility for their
safety. Pets must not be left in the property unsupervised as this
can result in the considerable damage to the property and distress
to the pet. A weekly charge will be made for EACH pet. Please clean
up after them, Poop Bags are supplied. Pets MUST be upto date with flea and worming treatments.
A charge will be made for any damage caused by your pet, this will
be deducted from your credit card in the event of non notification
of damage prior to leaving the property at the end of your rental
period. Please do not feed our Dogs
and DO NOT THROW STONES FOR THEM although they may
encourage you to do so.
DAMAGE / BREAKAGES / LOSS / CARPETS/HIRERS
OBLIGATIONS
Breakages/ Damages Loss/ Carpet Damage,
MUST be reported immediately to the owners, FOR CARPET STAINES A
BOTTLE OF CARBONATED WATER CAN BE FOUND UNDER THE SINK, PLEASE POUR ON
IN QUANTITY ON RED WINE OR VOMIT TO AVOID PERMANENT STAINING, PLEASE ADVISE
US OF CARPET STAINING ASAP AS OUR CARPET CLEANING COMPANY
CAN CLEAN THE CARPET WITH THE APPROPRIATE
CHEMICALS, DO NOT LEAVE IT, you will be charged for cleaning and
or replacement carpet. Broken items MUST be replaced by
the hirer with similar or advised to the owner to enable this to be
done at replacement cost to the hirer, attention to this condition
would be appreciated. If you lose your key a charge will be made to
replace it and the fob. We do not normally charge for minor accidental damage and
breakage. To authorise the owner to deduct from the hirer's
debit/credit card as payment for damages or extra cleaning not
declared at time or on the Hirer's departure in accordance with the
above. FAILURE TO COMPLY WITH THIS CONDITION WILL RESULT IN A CHARGE
FOR ANY DAMAGE / LOSS BEING RECOVERED FROM YOUR CREDIT CARD,
FOLLOWED BY A RECEIPTED INVOICE DETAILING CHARGE.
LINEN
We provided linen and bathroom towels they must not
be removed from the property. You must remember to bring your own
beach towels. A change of linen will be provided for bookings two
weeks or more. Cot linen is not provided, although emergency supply may be provided.
CLEANING / COMPLAINTS
Cottages are cleaned and inspected between lets. On
arrival please notify us of defects within 24 hrs, failing which you are deemed
to accept the condition of the property. By accepting our terms and
booking conditions the client has agreed to leave the property
including the Hob, Oven, Grill , Carpets and all kitchen appliances in the same clean and tidy
condition at the end of the rental period as at the beginning. Failure to comply with this condition
WILL result in a cleaning charge being made AND
CHARGED TO YOUR CREDIT CARD. We operate a policy of constant
maintenance and improvement .
PARTY BOOKINGS
Bookings from persons under the age of 25, or groups
where the majority of the members are under the age of 25 are not
normally accepted but consideration will always be given on receipt of
full details. This policy is not to be discriminatory, but is to
merely to protect our property.
PATIO/ BBQ
Garden furniture and BBQ equipment must not be
removed from the premises. The BBQ MUST be left in a clean
condition as found at the start of your rental period. A charge of
£25.00 will be made to reinstate the Weber BBQ to a clean condition if
this is not done.
AT THE END OF YOUR STAY
Please check out and return the Door Key to the owners so that they may
inspect the property before you leave to avoid any discrepancies.
SWIMMING POOL

DISCLAIMER
All reasonable efforts have been made to ensure the safety of our
guests (see Rules of the Pool). We cannot accept responsibility for
injury sustained to our guests or members of their party or damage
to their vehicles or other belongings. Although not a working farm,
we do have horses, which may appear to be friendly but can be unpredictable. Please do not allow children to stray unaccompanied
on the owners property. No responsibility will be accepted for injuries sustained to our guests and members of their party in this respect.
Smoking
Our Cottages and Facilities are
strictly non smoking.
General Safety
While on the premises you are asked to observe the regulated driving speed, walking pace or less. Young children and animals are on site. please read
"Fire Safety Notice" in the cottage information/welcome book.
Familiarise yourself and your party with the exit route in case of fire.
A first aid kit will be found in the kitchen cupboard marked appropriately.
CLEANING / DAMAGE CONDITIONS
The Damage & Cleaning Sections of these conditions
are to ensure that the high quality clients expect on arrival, are maintained
between clients leaving and arriving.
Contract.
By signing the Booking Form you agree to the
forgoing Conditions / Terms of Booking.
The contract is made on the terms of these booking
conditions and is deemed to be made at Longchimney, Beech Tree Lane,
Salcombe Regis, Devon EX10 0PE. The Contract will be governed by
English Law subject to the exclusive jurisdiction of the English
Courts.
These Booking Conditions supersedes and cancels all
previous issues.
